Developers Begin Environmental Review for Planned Mixed-Use Hub in East New York

The project would transform a privately owned 94,000-square-foot site at Broadway Junction into 600 permanently affordable apartments, in addition to public and commercial space.

Brooklyn-based real estate development firm, Totem, has formally kicked off an environmental review for a planned mixed-use hub in East New York.

The Herkimer-Williams project would transform a privately owned 94,000-square-foot site at Broadway Junction, one of New York’s busiest transit hubs.

Through a phased approach, construction of a four-building complex would take place over a decade and include:

  • 600 permanently affordable housing units 
  • 120,000 square feet of community facility space
  • 24,000 square feet of new public space that would serve as a new home for community events and programming
  • 1 million square feet of retail, commercial, and industrial space that will produce hundreds of new jobs for East New Yorkers

“Years of community visioning have made clear there is a need to increase affordable housing, economic opportunity, and public space in East New York. Herkimer-Williams is a plan grounded in addressing these challenges at Broadway Junction — one of the city's busiest transit hubs where there is great potential for community-driven development, building on public investments in the area,” said Tucker Reed, co-founder and principal of Totem.

In March 2022, Totem presented a preliminary proposal for Herkimer-Williams at a public town hall. Since then, its proposal has been fine-tuned to ensure it accurately reflects community needs.

“Herkimer-Williams is a model of community-driven development that stands to deliver crucial resources around Broadway Junction including housing, new places to shop, and commercial space for companies to bring jobs to the area,” added the executive director of Local Development Corporation of East New York, Bill Wilkins.

“The addition of 600 permanently affordable apartments will be critical in stabilizing rent prices, easing stress on local renters, and providing a pathway to increased savings and building generational wealth.”
