The Garnet is a new 11-story housing complex at 1620 Fulton St with 94 studio, one-bedroom and two-bedroom apartments, one block from Fulton Park just off the A/C subway line at Utica Avenue.
The development features a 24-hour attended lobby, landscaped outdoor terrace, a fitness center, children’s playroom and washer & dryer facilities on each floor.
21 apartments will be reserved for those earning 50% of the area median income; between $25,372 – $39,800 (single income) for the six $667 per month studio apartments; $31,920 – $39,800 (single income) for the nine $848 per month one-bedroom units; and $38,949 – $45,500 (household income for two people) for the six $1,027 per month two-bedroom units.
The building also has apartments reserved for those making 100% of the area median income ($43,098 – $79,600) and 150% ($64,560 – $119,400).
Some of the affordable units have been set aside for city employees, those who live in Community Board 3’s district and people with mobility, vision and hearing disabilities.
