A 14-Story Complex May Rise Behind East NY's Landmarked Dairy Factory

The Landmarks Preservation Commission approved a proposal that would replace two buildings and a parking lot on the site of the former dairy factory

The NYC Landmarks Preservation Preservation approved plans on Tuesday for a new 14-story complex to rise behind the Empire State Dairy building in East New York, reports 6sgft.com.

Affordable housing developer HP Brooklyn Dairy Housing Development Fund Company wants to erect the development atop of two non-landmarked buildings and a parking lot on the site of the early 20th-century factory located at 2840 Atlantic Avenue. The developer purchased the property for $16.75 million in 2018.

Dattner Architects created the designs for the proposal, including alterations to the building that is notable for its architectural style and decorative tile murals and was landmarked in 2017. The 2016 East New York rezoning plan would allow for 274,000 square feet of residential and retail space on the site.

The new development will include approximately 330 affordable apartments. Renderings show a squared u-shaped structure with tall, thin modern windows, balconies and landscaped greenery. Initially, the developer wanted to cantilever the new building over the old and demolish the factory's landmarked chimney. In last week's proposal, the developer agreed to nix the cantilever to preserve the chimney.

Dattner Architects has a history of designing affordable housing developments. The company's portfolio includes East New York's all-affordable Chestnut Commons and a mixed-use development on the St. Barnabas Hospital campus in the Bronx, among others.

Dattner is currently working on "Atlantic Chestnut," a proposed mixed-use complex that is expected to bring 1,165 affordable units to East New York.
