Central Brooklyn Neighborhoods like Prospect Heights, Bedford Stuyvesant and Crown Heights have seen double-digit increases in their home sales
PropertyShark.com has just released its ranking of the 50 priciest NYC neighborhoods. The study, based on median residential property sales closed from April through June, shows: A total of 21 Brooklyn neighborhoods made it into the top 50, including Prospect Heights, Fort Greene, Clinton Hill, Crown Heights and Bedford Stuyvesant. Manhattan dominated the list with 24 neighborhoods.
Dumbo, the only non-Manhattan neighborhood in the top ten, grabs the third spot with a median sales price of $2.5 million, which marks a 37 percent increase from last year. Prospect Heights has become the priciest neighborhood in Central Brooklyn. With a median sales price of $1.1 million, a 24 percent increase, the neighborhood now ranks 19th. Also, Crown Heights and Bedford Stuyvesant have seen double-digit increases in their home sales, 21 percent and 11 percent respectively. The two neighborhoods share position No. 38 with a median sales price of S850.000.
Fort Greene and Clinton Hill saw a slight decline in property sales. Fort Greene still exceeds the $1 million mark, but is down 8 percent from last year and takes the 24th spot. With a median sales price of about $737,000, Clinton Hill's home sales decreased by 11 percent and is now ranked 44th.
Another Brooklyn neighborhood experienced quite a surge: The median sales price in Homecrest, which "just" ranked 45th in the city, saw an 80 percent rise compared to last year — the city's largest increase.
